What end of lease pest control includes
You’re booking this because the agreement or the agent asked for it, and the final inspection is coming. So the aim is to get it right the first time, with days to spare before the inspection.
If you’ve had a pet and your agreement asks for pest control when you move out, that means a flea treatment, inside and in the back yard. If other pests have moved in while you’ve lived there, like cockroaches in the kitchen or spiders on the eaves, a general treatment covers the inside and outside of the house as well. We won’t sell you a treatment your agreement doesn’t call for and the house doesn’t need.

End of lease flea treatment and when you need one
You need one when your agreement makes it a condition of keeping your pet. Since 19 May 2025, a NSW landlord can make professional fumigation at the end of a tenancy a condition only where the pet lives indoors and is a mammal.
The dog leaves with you. The fleas don’t always. Their eggs drop off the animal into the carpet, the floorboards and the yard, so that’s where the treatment goes. Before we come, mow the lawn as low as possible. The treatment is a misting of the carpets and floorboards inside, plus the soil, turf and gardens in the back yard. If the agreement or the agent calls it fumigation, this is what you get from us: a misting, not a gas.
If fleas are active in the house, plan for a second visit. A flea job generally needs a re-check and a second spray 7 to 10 days after the first, so tell us if you’ve seen them. More on fleas is on our common pests page.

Treatment report
- The treatment done
- The chemicals used
- Emailed to you on the day
You get a report stating the treatment done and the chemicals used. It’s emailed to you on the day. Forward it to your agent or bring it to the final inspection.
Where your agent wants something particular, ask them what they’ll accept before you book and tell us when you ring.
When to book it against your final inspection
Ring as soon as you have your final inspection date.
Ring as soon as you have your final inspection date. The treatment is done in an empty house, so it goes in after the furniture has gone and before the inspection. Depending on where you are, we generally need a few days’ notice, more if fleas mean a second visit.
October to March is our busiest stretch. You’ll get a real date on the phone, and if it’s too close to your inspection, we’ll tell you. Weekday work starts at 5am, so an early slot the morning after the truck leaves is worth asking about.
Once you’re booked, you get a reminder the day before with what to do to get ready. We also send a text when we’re about an hour away.
If the next place is one you’re buying, we do pre-purchase pest inspections as well.

What end of lease pest control costs
There's no call-out fee
Most jobs can be quoted on the phone, and you get a fixed price before anything starts. That figure depends on the size of the house and the yard, whether it’s fleas alone or other pests as well, how established they are, and how easy the place is to get around. We don’t publish prices, and there’s no call-out fee.

FAQ
End of lease questions
What flea treatment do you need for end of lease?
The one your agreement asks for. Check the exact wording first. Since 19 May 2025, a professional fumigation condition is only allowed where the pet lives indoors and is a mammal. Ours is a misting of the carpets and floorboards, plus the back yard’s soil, turf and gardens, and generally a second visit if fleas are active.
Do I need an end of lease treatment if we never saw a flea?
If your agreement made a treatment a condition of keeping your pet, yes, whether or not you saw one. If it didn’t, check with your agent before you pay for one.
How long do I need to stay out after a flea treatment?
Until it’s dry. Treated areas are safe once dry, which can be as quick as 30 to 45 minutes, depending on the weather, the surface, and sun or shade.
Can you come the day before my final inspection?
That’s cutting it fine. Depending on where you are, we generally need a few days’ notice. Where fleas are active, a re-check generally follows 7 to 10 days later.
Should the carpets be cleaned before or after the flea treatment?
Either works for a standard end of lease treatment. Agents usually prefer us to come after the carpet clean, so that’s how most jobs are booked. If you’ve seen fleas, tell us when you book and we’ll work out the order with you.
Who pays for an end of lease treatment?
That’s between you and your agent, before you book. Our rental guide sets out NSW Fair Trading’s general position on who pays for pests in a rental.
