Pest control in Maitland

Maitland is the lake end of our run up the Hunter, and we have a lot of clients through here already.

The city centre sits on the right bank of the Hunter River, behind a levee that protects it from moderate floods. The river has form. Its 1955 flood is still known as the Maitland Flood, and in 2007 it was forecast to peak at 11.3 metres at Belmore Bridge. Floodwater leaves timber and soil wet, and termites are drawn to moisture. Through the 2000s the population rose well ahead of the national average, and the new estates are the result.

Maitland suburbs, old and new

The City of Maitland council area takes in every suburb below, split three ways: the old riverside, the estates where the city grew, and the western edge.

Along the river and around the old town

In 1835 the town was split into West and East Maitland, and Morpeth was as far up the Hunter as the larger ships could come. Maitland’s older housing is on this side, some of it timber from the 1800s.

Rutherford, Thornton, Chisholm and Aberglasslyn are where the new estates went in, slab-on-ground houses on what used to be paddocks.

A termite inspection in Maitland could be on an old timber house near the river or a slab poured over a former paddock in the estates, and the two are inspected differently.

If you are buying, pre-purchase pest inspections cover the timber pest side of a building and pest inspection in Maitland.

Old or new, the house itself is covered by our general pest treatments.

On the western edge, a block with sheds beside the house falls under rural and acreage work.

Termite inspections in Maitland, and why the river matters

Near the river, the older houses stand on the floodplain, which puts old timber and flood-prone ground in the same place.

In the estates the question is the slab. Chisholm, Gillieston Heights and Thornton went in over former paddocks, and a slab does not keep termites out. What it changes is where to look: the slab edge and the pipes that come up through it.

The Australian Standard for termite management, AS 3660.2, caps the gap between inspections at twelve months, and an older house counts among the reasons our termite inspections page gives for going sooner. If yours is one of the older houses near the river, ask us about a shorter interval.

Thermal imaging and moisture detection are included in every termite inspection. The moisture reading finds damp in a bearer or a skirting board before anything has started eating it.

If live termites turn up, termite treatment is the next step. The house shapes the method, so an old house at Morpeth and a slab at Chisholm are not treated the same way.

Getting a date in Maitland

How soon we can be on site depends on where you are and the time of year, and you will get a real date on the phone rather than an optimistic one.

Maitland work also gets picked up on the way back down from the Upper Hunter. Live termites change the order: tell us on the call and the job goes in ahead of the routine visits. The diary fills over the December to March peak, so an inspection that falls due in January is better booked in October than chased in February.

Local questions

What Maitland people ask about pest control

I'm buying an old house in Maitland. Is a building and pest inspection one booking or two?

Two, from two different people. We do the timber pest inspection, covering termites, borers and rot, in a report written so your conveyancer can act on it. A licensed building inspector does the structure. If your conveyancer wants our report directly, we send it to them. Give us your cooling-off date when you ring, because the diary gets worked around it.

My house is a new build on a slab at Chisholm. Do termites bother new houses?

Yes. A new house still needs inspecting, and on a slab the edge is the part to watch. Garden beds, paving and mulch belong below it, because a bed built up against the wall gives termites a covered way in.

The house has been through a flood before. Does that change anything for termites?

Yes, if the house never fully dried out. Timber that stayed wet, a damp subfloor or ground under the house that holds water all make it easier for a colony to settle. A moisture reading can pick up that damp well before other signs appear. Termites do not need a flood to find a house, so a dry history is no reason to skip an inspection.

We're on acreage past Lochinvar with a couple of sheds. Is that a Maitland job or a rural one?

A rural one. Sheds on the block make it rural work, Maitland address or not, and rural pest control explains what that visit includes.

What's different about inspecting a house from the 1800s at Morpeth or Lorn?

Mostly the history in the timber. A house that old carries marks from everything that has happened to it, so the report separates old borer holes from anything live. Where the floor is timber over a subfloor, the inspection spends longest down there, because that is where moisture and timber meet.

Does an old house in Maitland cost more to inspect than a new one?

It can, because it usually takes longer. A house from the 1800s with a timber floor over a subfloor has more to check than a slab at Chisholm, and a property with a history of termites needs more attention than a routine check. Give us the suburb and roughly when the house was built, and we can usually price it on the phone.
